Industrial finishes. Lasting impact.
Pre-Construction & New Build Painting
Painting on a new build is a programme problem as much as a technical one. We work to your specification, to your dates, and to your other trades.
What we do on a new build
- Interior fit-off — walls, ceilings, joinery, architraves, skirtings
- External coats — panel walls, cladding, steelwork, canopies, roller doors
- Two-pack finishes — kitchens, bathrooms, laboratories, food preparation, medical rooms and any surface that gets washed and scrubbed
- Touch-up and pre-handover — final coat after all other trades have finished and made their mess
Working as a subcontractor
We work under head contractors regularly, which means we understand what is actually required of a trade on a live site:
- We quote from the scope and drawings, and we query gaps in writing rather than guessing and pricing the risk into the number
- We work to the builder's programme, not ours
- We report to the site manager, attend toolbox talks, and follow the site's safety system
- We do not claim variations we have not had confirmed
Programme, honestly
Painting sits near the end of a fit-off, which makes it a common source of programme pressure. Where dates are tight we will say so at quote stage rather than accept a date we know we will miss. The cheapest way to protect a programme is to be straight about it at the start.
Product and warranty
If we supply the coating system, the warranty sits with us and covers the system we specified. If you supply the paint, we apply it as directed and the warranty runs with that product. Both are legitimate; it just needs to be clear whose warranty you hold before you appoint anyone.
Questions
Pre-Construction & New Build Painting — common questions
Do you work to a builder's specification?
Yes. If the specification names a system, a product and a dry film thickness, we will price and apply exactly that.
If the specification has a gap — and specifications often do — we will query it in writing before starting rather than making the call ourselves and absorbing the risk.
How do you sequence with other trades?
We work to the builder's programme and coordinate with the other trades on site. Painting is generally programmed after first fix, and we will flag early if we think the dates are going to slip.
Where we are a subcontractor, we report to the head contractor's site management.
What is two-pack finishing and when is it needed?
Two-pack is a chemically cured finish — a resin and a hardener that react to form a very tough coating.
It is used where washable surfaces and chemical resistance matter: kitchens, bathrooms, laboratories, food preparation areas, medical rooms, high-traffic joinery.
It is more expensive than emulsion and has a limited working time once mixed, so it is planned carefully.
Do you supply the paint or do we?
Either. If you have already specified and bought the paint we will apply it as supplied.
If you would rather we handle it, we can supply and warrant the system as one package, which usually makes fixing responsibility much simpler.
What information do you need to quote?
The specification or scope of works, the floor plans with areas, the programme dates, and the site contact and logistics.
Drawings alone are fine for a first pass — we will still need a site visit before we fix a price.
