Industrial finishes. Lasting impact.
Structural, Tilt-Up & Fire-Rating Coatings
Steel and panel work on industrial buildings is not cosmetic. It is corrosion control, asset protection and, in some cases, fire compliance.
Structural steel
Steelwork fails by corroding, and corrosion rarely announces itself — it starts as surface rust, becomes scale, and eventually eats section thickness away. Coating is the control, and the control only works if the preparation is right.
What we do:
- Assess the condition — rust grade, scale, pitting, remaining section
- Prepare by abrasive blasting or hand and power tool cleaning to the standard the coating system requires
- Coat with a primer, intermediate and finish coat system specified for the exposure and the environment
- Document the system, the products, the dry film thickness achieved and the date, for your building file
Tilt-up panel exteriors
Tilt-up is the default construction for warehouses and industrial buildings across most of Victoria, and it has three recurring problems:
- Failed panel joint sealant. The single biggest cause of water ingress and the first thing we check.
- Rust staining from fixings and embeds.
- Coating breakdown from UV exposure and chalking, usually worst on the sunny elevations.
We seal, repair and coat the whole elevation so it is one consistent system rather than three trades visiting separately.
Fire-rating and intumescent coatings
Where steel is required to have a fire resistance, an intumescent coating forms part of that assembly. This is a specified, documented system — product, dry film thickness, surface preparation standard and application records.
We will give you the paperwork. Application records and product data matter when a building is sold, insured or audited.
Environment matters
Coating specification is not a one-size answer. The same steel in Docklands, in Geelong's industrial estate and in regional Victoria is in three different environments, and the correct system changes with it. Salt-laden coastal air is the most aggressive; a sheltered inland shed is close to mild.
Questions
Structural, Tilt-Up & Fire-Rating Coatings — common questions
How do we know if our steel needs replacing rather than painting?
Surface rust and light scaling can be treated by removing the rust and coating over sound steel.
Heavier scale, pitting or section loss is a different problem and needs assessment. We will show you what we find and let you decide.
We are a painting contractor, not a structural engineer. If we find something that needs engineering input, we will tell you rather than coat over it.
What is intumescent fire protection?
A coating applied to structural steel that swells and forms an insulating char under fire, slowing the steel from losing structural integrity.
It is a specified system with a required dry film thickness, and it is normally documented and certified. Ask us for the product data and the application record.
Do tilt-up panels need resealing as well as painting?
Almost always. The paint will not fix failed panel joint sealant, which is the usual reason water gets into a tilt-up wall.
Sealing is normally cheaper to do alongside painting than to come back for separately once water damage appears.
What access do you use?
Scaffold, boom lift or rope access depending on the building. We will tell you which in the quote and why.
For anything over two metres we prepare a Safe Work Method Statement before starting.
How long should a steel coating last?
It depends on the system, the exposure and the environment. Salt-laden coastal air near Port Phillip Bay is a harder environment than a building inland at Mildura.
We will recommend a system for the exposure, and give you a maintenance interval so the next intervention is planned rather than an emergency.
