Industrial finishes. Lasting impact.

Waterproofing, Repairs & Heritage

Painting over a leak just buys you a second leak. We find and fix the water problem first, then paint it properly — on commercial, industrial and heritage-sensitive buildings.

Fix the cause, then paint

Water finds a path. If you seal the surface without stopping the water, it comes back — usually somewhere slightly to the side, and usually a little later.

So the rule is straightforward: identify the water, stop it, let the substrate dry, then coat. That is often more expensive than just painting. It is also the only way the paint lasts.

What we repair

  • Failed membrane and flashing around windows, doors, parapets and roof edges
  • Deteriorated panel joint sealant on tilt-up and panel construction
  • Cracked render — properly opened and repaired, not filled over
  • Water ingress around openings — doors, windows, vents, penetrations
  • Failed coatings over wet substrates — stripped, the cause fixed, recoated
  • Concrete defects — spalling, delamination, exposed corroded reinforcement
  • Failed caulking and joint movement in painted surfaces

Heritage-appropriate work

On heritage and heritage-sensitive commercial buildings, the wrong coating does real damage. Hard, impermeable modern coatings can trap moisture in the original wall and accelerate its decay.

Our approach is to:

  • Match the existing colour rather than impose a new one
  • Respect the original surface — what was a lime or masonry finish stays compatible
  • Use breathable systems where the substrate requires them
  • Work to the permit where the building is heritage-listed, in collaboration with the conservation architect or heritage consultant

Concrete repair

Where reinforcement has corroded and concrete has spalled, the repair sequence is always the same:

  1. Remove the loose and delaminated concrete
  2. Assess the reinforcing steel — clean it, or replace it
  3. Reinstate with an appropriate repair mortar
  4. Allow to cure
  5. Coat, if a coating is required

Coating over unrepaired concrete cancer guarantees you are back within a few years, at greater cost.

Questions

Waterproofing, Repairs & Heritage — common questions

Can you actually fix the leak, or just paint over it?

We fix the common causes: failed membrane and flashing, deteriorated panel joint sealant, cracked render, water ingress around openings, and failed coatings over wet substrates.

We are not a plumbing or structural specialist. If the cause is a cracked foundation, a failed roof or a drainage problem, we will tell you that it needs someone else and we will say who.

How do you find where the water is coming from?

Inspection of the affected area and the construction around it, plus staining patterns that usually tell a story.

Where it is not obvious, we will tell you what diagnostic is needed — hose testing or a building survey — rather than guess and re-paint the wrong wall.

Do you do heritage buildings?

We do heritage-appropriate painting on commercial and heritage-sensitive buildings: matching existing colours, respecting original surface types and finishes, and using systems that are reversible rather than sealing the building up.

If the building is heritage-listed, we work to the requirements of the permit and the conservation architect's direction.

What is concrete cancer?

Where the reinforcing steel inside concrete corrodes, it expands, which cracks and spalls the concrete covering it. The repair is to remove the delaminated concrete, treat or replace the corroded steel, and reinstate with a repair mortar — before any coating goes on.

Coating over it without the repair just traps the problem.

Do you inspect buildings that are not being painted?

We will walk the building and tell you what we see as part of quoting other work. We are a painting contractor rather than a building inspector, so we will be clear about where our scope ends.
